New home
Plans to demolish a garage and build a two-storey semi-detached home at 12 Park Crescent have been refused.
The proposed development would have replaced the existing single-storey garage with a two-bedroom property adjoining the existing flat and shop.
Although the garage is currently unused and considered to have no architectural value, the council raised concerns about the impact of the new building on the character of the area.
The proposed home would have filled a prominent gap in the streetscape, reducing the sense of openness and increasing the perceived density of development.
The council concluded that the scheme would result in a more cramped and enclosed environment, ultimately constituting overdevelopment.
Extension
A ground-floor extension to enlarge a kitchen at 29 Purdey Close has been approved.
The revised plans, which reduced the scale of the extension and removed a proposed new vehicular access, were found to be acceptable.
The extension will be proportionate to the existing house and is not expected to harm the character of the area or neighbouring properties, with respect to its host property in terms of design.
The extension would be sited on the western side of the property, and as such no adverse impacts would occur on the amenities of the adjoining property.
