Shopfront upgrade
Plans to update the shopfront of Angels Chinese Takeaway at 15 York Place have been approved.
The works include a new uPVC entrance door, replacement uPVC windows, masonry improvements below the windows, and the addition of three pilasters with decorative mouldings and caps.
The proposal aims to maintain the unit’s commercial character and contribute to the vitality of the retail centre.
The changes are considered modest and in keeping with the surrounding streetscape.
The development is not expected to impact neighbouring businesses or residential properties.
Toilet block approved
A new toilet block will be built at Pencoedtre Park on St Brides Way.
The facility will include three stalls, one of which will be accessible, and a fourth cubicle designed to Changing Places standards.
The block is intended to improve public amenities without affecting existing play or sports areas.
Five new trees – cherry, service, and oak – will be planted as part of the scheme, offering a biodiversity benefit.
Office conversion
Plans to convert redundant office space at 74 Holton Road into a two-bedroom flat have been approved.
The ground-floor commercial unit will remain unchanged.
The new flat will be accessed via an existing entrance on Holton Road.
A new external staircase and balcony will connect the flat to a rear amenity space.
Timber windows on the front elevation will be retained, while rear uPVC windows will be replaced.
The council’s heritage officer raised no objections following clarification of the proposed changes.
