Situated on York Place, the building offers substantial development potential but is in need of refurbishment.

The property is described as a “substantial mixed-use building,” featuring a commercial space on the ground floor and living accommodation on the upper levels.

The upper levels served as living quarters.

According to the auction listing, there is potential for converting the upper floors into flats, subject to the necessary consents.

This Barry address is located near several local operators as well as the popular Barry Island beaches.

The former Chinese takeaway and restaurant area on the ground floor is complemented by a commercial stainless-steel kitchen, cold store units, and a storage/preparation room complete with a wash hand basin and a w/c.

The building also includes a two-room basement, currently used as storage.

One of these rooms features a delivery hatch from street level.

Above, the first and second floors house multiple bedrooms, customer toilets, and a lounge.

The rear garden, with pedestrian lane access, is another notable feature of the property.

After Angel’s ceased trading in late 2025, social and delivery platforms were reportedly slow to catch up with changes, still listing them as active while the property was being marketed as “a vacant substantial four storey mixed-use property.”

They had built up a following but failed to maintain consistency, resulting in some negative reviews, which highlighted undercooked food, inconsistent quality, and long waits.

The building is going under the hammer with Auction House South Wales Newport.

Bidding opens at midday on Monday, March 16, 2026, and closes at midday on Wednesday, March 18, 2026.

This property presents a significant opportunity for those interested in commercial and residential development in a thriving and popular area.
