Extension and garden improvements

Plans have been submitted for a single-storey kitchen extension at 190 Colcot Road, along with a new detached garage and garden room.

The proposal includes the demolition of the existing rear conservatory, with the new extension to be built in its place.

The applicant intends to enhance the garden’s green infrastructure by replacing concrete areas with flower beds and additional planting.

The plans include three bird boxes and insect hotels to support wildlife.

The applicant has expressed a commitment to ongoing maintenance and creating a space that benefits both wildlife and the wellbeing of residents.

Change of use

An application has been lodged to convert a vacant office space at 232 Holton Road back into a residential flat.

The property was previously converted to commercial use in 2014.

The proposed work relates only to a 30sqm space and will not alter the building’s external footprint.

A wall-mounted bird or swift box will be installed as part of the project’s ecological enhancement measures. The applicant believes that this addition, though small in scale, demonstrates a positive commitment to local ecosystem resilience. 

First-floor extension

A first-floor extension is proposed at 25 Westward Rise to provide additional bedroom space.

The extension will be built above an existing ground-floor structure.

The application states that the development will not impact the property’s soft landscaping, which includes a large lawn and planted areas.

Temporary protection will be used to safeguard existing planting during construction.

Additional raised planters and potted wildflowers will be introduced to support pollinators.

Minor amendment

A non-material amendment has been submitted for 39 Bramble Avenue.

The proposal involves a minor increase to the front external wall of the toilet and porch area by 275 to 300 millimetres.

The internal layout of the toilet area has also been revised.

These changes do not affect the approved lounge extension or the 900mm projection on the boundary to the neighbouring property.

This amendment relates to the construction of a single storey lounge extension and porch to the front elevation of the property. 

Garage conversion

Plans have been submitted to convert the integral garage at 12 Heol Tapscott into a home office.

The proposal does not involve any increase in floor area.

The existing garage door will be replaced with an anthracite grey frosted glazed window set on a rendered plinth to match the existing elevation.

A bird nest box will be installed on the exterior, and a container planter with native, nectar-rich species will be placed near the new window to support pollinators.
